VA Loan Basics

Everyone keeps saying now is the best time to purchase a home, but what if you don't have enough for a down payment on a home. If you happen to be a veteran then you won't have to worry about a down payment as a VA Loan does not require you to put one down. But there are other VA Loan requirements to learn about as the process can be kind of confusing.

As a Veteran there are many great benefits awarded to you for serving your country so bravely and the VA Loan is one of the least utilized benefits of all. Only 10% of veterans who are eligible for a VA Loan actually use the benefit itself. This is due in part to the lack of knowledge of the benefits to a VA Home Loan. In attempting to educate veterans of this benefit there are VA Loan Guides out there to download for free.

Who is eligible?

Well if you were honorably discharged from your service time, that is step one. If you served 90 days active duty during war time or 181 days of active duty during peacetime you are well on your way to becoming eligible. For those that served in the Reserves or National Guard for 6 years are also eligible to apply for a VA Loan. Widows and widowers of service members who were killed in the line of duty are also eligible.

So you are eligible, now what?

Before you can move forward you are going to need to apply for a VA Loan Certificate of Eligibility. This can be requested from the VA directly or through a VA Lender. If you choose to go through the VA you will need to complete VA Form 26-1880, the VA COE Request Form.

If you have any further questions, please contact the VA Office or a VA Lender and take full advantage of your VA Benefit.
